Assistant Project Manager

Summary

Looking for Assistant Project Managers (APM) with experience in project and construction management services. APM assists in the coordination of activities of clients, design professionals (architects and engineers), contractors, construction inspectors, and others associated with the project; monitoring project cost and quality and providing analysis and assistance in resolving problems that arise during the project.

Essential duties / Responsibilities

Includes the following directly, through subordinates, or through agents, consultants or contractors:

  • Understands and meets client expectations
  • Develops and analyzes schedules, both those generated in-house and those submitted by general contractors or designers
  • Assesses impacts to schedules caused by changes in work
  • Assists Project Manager in budgeting and tracking soft and hard costs
  • Develops and interprets trends and completes budget analysis for internal and client use
  • Assists in the preparation of pre-construction estimates and evaluates pre-construction estimates prepared by others
  • Reviews subcontractors monthly pay applications to verify appropriate payments
  • Manages RFI, Submittal, Document Control, Change Order and Quality Logs
  • Coordinates and reconciles with General Contractor logs
  • Participates in OAC, GC and subcontractor meetings and ensures that all issues are recorded, addressed and resolved in a timely manner by the appropriate person(s)
  • May keep project minutes
  • With assistance by senior staff, identifies and addresses project problems which may affect project performance and develops resolutions
  • Implements resolutions at Project Manager’s direction
